The real cost of a bridge — serviced, rolled or retained interest.

Linked to max LTV below — change either one and the other updates.
30 days per month assumed. Facility term = 360 days.
Retained interest isn’t possible at this rate and term — the full-term interest would swallow the whole loan. Lower the rate or shorten the facility term, then try again.
Arrangement and exit fees are folded into the true cost of funds opposite. Valuation, legals and admin are third-party costs, itemised here only.

Conventions: the true cost of funds is interest plus arrangement and exit fees — valuation, legals and admin are third-party costs and stay outside it. Fees are paid separately (deducted from the advance or settled at exit) and are never added to the loan balance, so they never themselves accrue interest. Rolled interest compounds monthly and is repaid at exit. Retained interest is simple, calculated on gross for the full facility term and deducted day one; the rebate (if selected) credits back either whole unused months or an exact day count, assuming 30 days per month. The loan and the max LTV field are linked both ways: type a loan amount and the LTV field shows the LTV it uses; type an LTV and the loan field updates to the maximum it supports.
