What comes back for one postcode

Printed as a deal pack

Print the check and every panel expands into one client-ready PDF with the postcode, price, case reference and date. Put it on the file, or send it to the client.

MEES, licensing and Article 4: why they matter on a BTL case

Under the Minimum Energy Efficiency Standards, a let property in England and Wales generally needs an EPC of E or above, and several lenders decline or restrict properties rated F or G. An HMO in a council with additional licensing, or in an Article 4 area without planning, can change both the valuation and which lenders will look at the case. The property check flags all three before the case is packaged, not after the valuation.

Indicators, not searches. Flood results are an indicator, not a flood search. Licensing and Article 4 identify the council and its schemes, not whether the exact address is inside a designated area. Stamp duty is an estimate, not tax advice.

Questions brokers ask

How do I check if a property needs an HMO licence?

Enter the postcode. The property check identifies the council and lists its mandatory, additional and selective licensing schemes, so you can confirm with the council whether the address and the occupancy need a licence.

How do I check if a property is in an Article 4 area?

The HMO planning panel shows whether the council has Article 4 directions removing permitted development rights for converting a house to a small HMO. Confirm the exact boundary with the council before relying on it.

What EPC rating does a buy-to-let need under MEES?

Under the current Minimum Energy Efficiency Standards, a let domestic property in England and Wales generally needs an EPC rating of E or above unless a valid exemption is registered. The property check pulls the rating and flags F/G and below-C properties.

Can I use sold prices to support a valuation?

The comps panel lists HM Land Registry sales near the property with price per square metre from the EPC floor area and indexing to today. It is a guide for the case, not a valuation.

Is the property check free?
